Most sunrooms look bolted on. Ours don’t. We build four season rooms from the foundation up with matched rooflines, real windows, and insulated walls, so the room you add is a room you’ll use in February, not just a nicer-looking porch. Serving the Tri-Cities from our HQ in Elizabethton.

The Room Your House Is Missing
Most homes in this region have the view and no comfortable place to sit in it. A deck works six weeks a year. A screened porch buys you a few more. A true four season room gives you the view every single day. Heated, cooled, drywalled, insulated, and finished to the same standard as the rest of your house, that’s the room your house is missing.
- Usable in January. Insulated walls, an insulated roof system, and its own heating and cooling, not a space heater and a prayer.
- It counts as square footage. Built to code on a proper foundation, a four season room is finished living space. A three-season room isn't, and appraisers treat them very differently.
- It doesn't look added on. We match your roof pitch, your siding, your trim profile, and your window style. From the street, it reads as original construction.
- It's quieter and cleaner than a full addition. Because the room is typically built off an existing exterior wall, we can usually keep the mess outside your living space for most of the project.
- You get the light without the glare. Low-E glass, proper overhang, and the right orientation blends together so the room isn't a greenhouse in July.
Four Season Room or Three Season Room Which One Do You Actually Want?
Weigh your options carefully because this is the first real decision. What you decide will drive everything else: your budget, your foundation, your permit, and whether the room adds square footage to your home or not. Here’s our honest comparison.
| Four Season Room | Three Season Room / Screened Porch | |
|---|---|---|
| Use it year-round? | Yes! Heated and cooled like any room in your house. | No. Comfortable roughly spring through fall in our climate. |
| Foundation | Full frost-depth foundation or engineered pier system. | Can often be built on a properly rated deck structure. |
| Walls & roof | Insulated, drywalled, finished. | Screen or single-pane glass, often exposed framing. |
| Heating & cooling | Dedicated mini-split or tied into your existing system. | None, or supplemental only. |
| Counts as living square footage | Yes, when permitted and built to code. | No. |
| Effect on resale | Generally recovers a meaningful share of cost. | Adds appeal, but not finished square footage. |
| Investment level | Higher. | Lower. |
| Best for | You want a real room, a den, an office, a dining space you use every month of the year. | You want outdoor living extended, and cost is the priority. |
If you’re torn, tell us during the consultation. We build both, and we’d rather talk you into the right room than the expensive one.

Add a Sunroom onto an Existing Deck
This is one of the most common calls we get, and it’s usually a good idea. You already have the footprint, the access, and the view. But the honest answer is that it depends entirely on what’s under the deck.
A deck is engineered to hold people and furniture out in the open. A sunroom adds walls, glass, a roof, insulation, and often a heating system. This means significantly more weight, concentrated in different places, and now it has to resist wind and snow load as an enclosed structure. Plenty of decks can carry that with reinforcement. Some can’t, and the honest move is to tell you that before you spend money.
What we check before we tell you yes
- Footings and depth. Deck footings are often too shallow or too few for an enclosed room. Sometimes we add footings; sometimes we build a new foundation and reuse the deck footprint.
- Ledger attachment. How the deck ties to your house has to be sound and properly flashed, this is where water damage starts, and enclosing a deck hides the evidence.
- Joist span and spacing. An enclosed room usually needs a stiffer floor system than a deck, especially if you're putting tile or LVP down.
- Roof tie-in. Where the new roof meets your existing roof determines whether this looks intentional or looks like a carport. It's also the most common leak point on a bad sunroom.
- Permit and code. Enclosing a deck changes it from an exterior structure to conditioned living space, which changes what the inspector requires. We pull the permit and handle it.
If your deck can carry it, converting it is usually the most cost-effective path to a sunroom you’ll find. If it can’t, we’ll show you exactly why and what it would take.
What Should You Expect to Invest?
A custom four season room is a home addition, and it’s priced like one. It’s a foundation, a framed structure, a roof, windows, electrical, HVAC, insulation, and finish work, the same trades as any room in your house, just with more glass.
Anyone quoting you a number before they’ve seen your home is guessing, and a guess that’s too low is how projects end up unfinished. What we can do is tell you exactly what moves the price:
- Foundation type
- Roof tie-in
- Window package
- Whether the room is heated
- How far your electrical panel is
So you can walk into the conversation knowing what you’re buying.

What Our Clients Say
Financing Available
A sunroom doesn’t have to be a cash project. We offer financing through Nelbank, with terms up to 15 years, which for most homeowners turns the room into a monthly number that’s comparable to a car payment, on something that’s attached to your house and adds to its value.
Applying takes a few minutes and won’t affect your decision either way. We’ll walk you through it during your consultation.
Sunroom Questions We Get Every Week
Most four season rooms take 6 to 10 weeks from the day we break ground, plus 2 to 4 weeks of design and permitting before that. Weather, window lead times, and inspection scheduling are the variables. We'll give you a schedule before we start and you'll see it update in your client portal.
Yes. A sunroom is an addition to your home's structure and conditioned envelope, and every jurisdiction in our area requires a permit for it. We pull it and coordinate the inspections so you don't have to deal with the headache.
Often, yes. It depends on your footings, ledger attachment, and joist span. Some decks carry an enclosed room with reinforcement; some need a new foundation under the same footprint. We'll tell you which one you have at the consultation, before you've spent anything.
A four season room built to code with heating and cooling counts as finished living space, and appraisers treat it that way. A three-season room or screened porch does not. This is one of the main reasons homeowners choose four season.
Usually a ductless mini-split. It's efficient, quiet, gives you independent control of the room, and doesn't force us to resize your existing HVAC. In some homes we can extend the existing system instead. We'll tell you which makes sense for yours.
Not if it's built right. Low-E insulated glass, a properly insulated roof system, correct orientation, and the right overhang are what separate a comfortable room from a greenhouse. This is the main difference between a custom-built room and a kit.
No. We build stick-framed rooms from the foundation up, finished to match your house, matched roof pitch, matched siding, matched trim. Kit rooms are faster and cheaper, and they look like kit rooms. If a kit is what you want, we'll tell you honestly that we're not the right fit.
A four season room needs a frost-depth foundation, typically a poured wall with footings, or an engineered pier system depending on your grade and soil. Your site determines it, and it's one of the bigger cost variables.
That's the part we care most about. We match roof pitch, shingle, siding profile, and trim detail so the room reads as original to the house. Getting this wrong is what makes an addition look added on.
We build throughout the Tri-Cities (Johnson City, Kingsport, Bristol, Elizabethton, Jonesborough, Erwin, Greeneville, Blountville, and the surrounding communities). Our office is at 328 E. Elk Avenue in Elizabethton.
